In Maryland, any real estate closing that results in the issuance of title insurance—whether an owner’s or lender’s policy—must be handled by a licensed Title Insurance Producer or Title Insurance Producer Independent Contractor (TIPIC).
This license is required because the person conducting the closing performs settlement and escrow functions directly tied to the issuance of a title policy.
A notary public without a TIPIC license may only participate if a licensed title insurance producer or TIPIC is also present and responsible for the settlement portion of the transaction. This requirement is governed by the Maryland Insurance Article § 10-101(m), § 10-121.1, and related COMAR 31.04.22 regulations under the oversight of the Maryland Insurance Administration.

All real estate transactions involving the issuance of title insurance are billed at the same rate, whether scheduled by an individual or a company. Pricing reflects the coordination, compliance, and precision required to ensure a smooth and fully executed closing.
For services coordinated through third-party professionals—including but not limited to attorneys, paralegals, title companies, and real estate professionals—fees may vary based on service agreements, document types, and assignment scope. Additionally, real estate transactions involving title insurance are exempt from Maryland’s regulated fee caps for notarial acts. In such cases, notarial fees are considered part of the overall settlement service charges and may differ from standard individual mobile notarization rates.
The Maryland Insurance Administration regulates the business practices of title insurance producers and companies, not individual service fees such as notary, courier, or document preparation charges. These settlement-related fees are negotiated directly between the coordinating party and the service provider and must be fully disclosed prior to closing. All invoices from The Signature Pros are itemized to ensure transparency and compliance with applicable state laws and industry standards.

For the best experience during your Remote Online Notarization (RON) session, it is highly recommended that all signers and witnesses use a desktop or laptop computer.
Mobile phones offer a limited view and are best suited only when notarizing a single document. Using a full-sized screen helps ensure better visibility, smoother navigation, and a more secure signing experience. Please plan ahead to use a computer if possible.
